How this estimate works

This calculator gives a general illustration only. It is not a quote, an offer or a personal recommendation, and it isn't advice.

  • The amount that could be released depends on the age of the youngest applicant and the value of the home. The older you are, the more may be available.
  • It shows a range because lenders differ. Your actual offer depends on the lender, the plan, your property and your circumstances.
  • Interest is shown at 6.5% and 7.2% a year. Real rates vary and can be lower or higher.
  • House prices are assumed to grow by 2.5% a year. Property values can also fall, and there's no guarantee they'll rise.
  • Fees and other costs are not included in these figures.

Before you decide

Equity release is a big decision. It will reduce the value of your estate and may affect your entitlement to means-tested benefits. Equity Release Council members offer a no negative equity guarantee, so you can never owe more than your home is worth.
